Concrete Sealing
in Washington County, PA
Seal and Protect
Your Washington County Concrete
Every winter in Washington County brings snow, ice, and the road salt that comes with them, and that salt is hard on bare concrete. Sealing your driveway and patio puts a barrier between the salt and the slab. At Pro Kleen Industries, we clean the concrete first, then spray a commercial-grade sealer at the right coverage rate and back-roll it for an even finish. Call us at (724) 344-2534 before the salt season to get your concrete protected.
Concrete Types We Seal and
the Sealer Each One Gets
We match the sealer to the finish you have, and we recommend the right one at the estimate once we’ve seen your concrete.
Broom-Finish Concrete
This is the standard driveway finish across the county, and most residential driveways here are exactly this. It gets a penetrating sealer that soaks down into the pores and protects the surface without adding any shine.
Exposed Aggregate
Exposed aggregate gets a topical sealer for that wet, glossy look. If you’d rather not have the shine, we can put down a penetrating sealer instead.
Stamped / Decorative Concrete
Stamped and decorative concrete also take a topical sealer that brings out the color and gives it a wet, glossy finish. A penetrating sealer is an option here too if you prefer to keep it matte.
Resealing Concrete
That Was Sealed Before
If your concrete was sealed at some point in the past, we don’t just spray fresh sealer over it and hope. We check the sealer history at the estimate and plan the job around what’s already down. Depending on the surface, we redistribute the old sealer or apply a primer and bonder first, so the new coat grips instead of peeling. The goal is a coat that actually sticks and lasts.
Why Choose Our
Commercial-Grade Concrete Sealing
The difference shows up in the product we use and how carefully we put it down.
Sealer From the Companies That Pour Concrete
We buy commercial-grade sealer from concrete manufacturers and concrete supply companies, not off a big-box store shelf. Most sealing jobs get underbid with interior-grade product, and that’s the kind that fails early. We use what the people who pour concrete for a living use.
Full Coverage, Never Thinned
We spray commercial-grade sealer at the manufacturer’s full coverage rate, never watered down. That means one gallon for every 200 square feet. Thinning it to stretch a bucket further is how a job looks fine for a season and then fades, so we don’t do it.
A Deep Clean So the Sealer Soaks In
We post-treat every driveway after the surface clean. That second step opens the pores so the sealer soaks in deep instead of sitting on top. Sealer only performs on concrete that’s truly clean, which is why the cleaning is never an afterthought with us.
Back-Rolled for an Even Finish
After we spray, we back-roll the whole surface. Back-rolling works the sealer in evenly and leaves no lines, puddles, or built-up spots. The finish looks uniform from one edge of the slab to the other.

How Concrete Sealing Works,
From On-Site Estimate to Cure Time
Here’s what a concrete sealing job looks like from the first call to the day you can use your driveway again.
The On-Site Look and Itemized Estimate
Reach out by phone, text, or the web form. Sealing jobs always get an on-site look. We need to see the concrete’s age, its condition, and whether it’s been sealed before to recommend the right sealer. You get a free, itemized written estimate with each service priced separately and what’s included and what isn’t spelled out plainly.
Scheduling, Reminders, and the Weather Watch
Once you approve the estimate, you get a booking confirmation by text and email, a reminder the day before, and a text about two hours out. Sealer needs a dry surface to bond, so we watch the forecast. If rain is coming, we call you to reschedule, and a wet stretch can push the finish back a day.
Cleaning and Post-Treating the Concrete
Every job starts with a full cleaning. We run a surface cleaner with detergent across the whole slab, follow with a post-treatment, and rinse. Newer concrete is more delicate, so it gets a soft wash only, with no surface cleaner or high pressure. Our Driveway & Concrete Cleaning process follows these same surface-specific precautions to clean concrete without unnecessary pressure.
Masking Your House, Garage Doors, and Steps
Before any sealer goes down, we mask and tape off everything next to the concrete. Your siding, garage doors, and steps get covered, and we use paint shields along the edges. That keeps the sealer on the concrete and off everything you don’t want it on.
Spraying and Back-Rolling the Sealer
We spray the sealer at the manufacturer’s coverage rate, then back-roll the whole surface for an even finish. On pool decks, we hand-brush the rounded bull-nose edge so no sealer ends up in the water. Concrete that’s been sealed before is handled the way described above.
Cure Time and Getting Back on Your Concrete
Plan on staying off the surface for at least two days. For a topical sealer, that usually means we clean on day one, seal on day two, and you’re back on it day three. We’ll give you the exact timeline for your job at the estimate.
Final Walk-Around and Payment
When the work is done, we walk the finished job with you. Payment comes due on completion: a check or cash to the technician, or a card through the invoice we email or text you.
What Concrete Sealing Costs
and What Changes the Price
What you pay depends on the finish you have, the sealer it calls for, and the size of the area. We settle the final number on your itemized estimate after the on-site look.
| Pricing | Details |
|---|---|
| $750 | Starting at $750. A topical sealer, the kind used on exposed aggregate and decorative concrete, costs more than a penetrating sealer. Larger jobs run on volume pricing above 10,000 square feet. We clean the concrete before applying sealer. Your itemized estimate will show the scope and price for your project. |
| Bundle & Save | Bundle pricing. Concrete sealing is part of our All-Inclusive Package alongside house washing, window cleaning, gutter cleaning, concrete cleaning, and roof cleaning. Ask about bundle pricing when you get your estimate. |

Concrete Sealing FAQs
What kinds of concrete surfaces can you seal?
We seal all types of concrete surfaces, including driveways, patios, sidewalks, pool decks, and garage floors. Brick and natural-stone pavers require a different approach, with specialized preparation and application methods used in our Paver Sealing service.
Can I clean my concrete myself and just have you seal it?
No. We never seal over a dirty surface. Sealer doesn’t work right on concrete that isn’t truly clean, so every sealing job starts with a full cleaning. Homeowners who pre-clean their own concrete usually can’t get it clean enough for the sealer to bond, which is why we handle that step ourselves.
How long does concrete sealer last, and how often should I reseal?
It depends on the sealer. A penetrating sealer lasts three to five years, and a topical sealer lasts one to three years. No sealer is fully UV-stable, which is why decorative concrete with a topical finish needs resealing more often to keep its look.
Is there a warranty on the sealer?
No. Sealer manufacturers don’t warranty their products, so we don’t put a warranty on the sealer either. What we can tell you is how long each type typically holds up, so you know when to plan the next reseal.
When is the best time of year to seal concrete in Washington County?
Fall and early winter is the local sealing season. Sealing before the de-icing salt arrives gets the barrier down ahead of the worst of it. The surface does need to be dry, so timing works around the weather.
Do I need to be home while you seal my concrete?
No, you don’t need to be home. We use your outdoor water spigot by default. If your property is on a well or spring, or the work is too far from a water source, we can bring our own water for an added charge, and we’ll let you know when we quote the job. If you are home, we’ll walk the property with you at the start and finish, and gated properties can be arranged ahead of time.
