Power Washing
in McMurray, PA
Algae and Mildew Off the
Shaded Sides of McMurray Homes
The shaded sides of a house hold algae and mildew the longest. On the wooded lots around McMurray, that growth settles into vinyl and Hardie board walls, into concrete driveways, and onto the walks out front. Left alone, it darkens the whole elevation and creeps back after every rain. Our team at Pro Kleen Industries washes it off homes and driveways across town, matching the method to what we are cleaning. Call us at (724) 344-2534 whether you are out in Lutz Farms or along East McMurray Road.
Residential and Commercial Power Washing
From Lutz Farms to Route 19
Most of our McMurray work is on homes, with a steady commercial side along Route 19. The crew holds the same standards on both. What changes is the scheduling and the scale of the job.
Residential Power Washing From Brick Colonials to New Builds
Homes here run the range. There are brick colonials and brick fronts with vinyl sides and backs, and newer plans with painted Hardie board, stone-veneer fronts, and composite decks. We clean all of it, and we are glad to be the one company that keeps the whole property up year after year.
- House Washing vinyl, Hardie board, and stucco get a soft wash; brick gets more pressure. Dirt, algae, and mildew come off.
- Driveway & Concrete Cleaning driveways, patios, sidewalks, walkways, and pool decks. A surface cleaner leaves no stripes, and newer concrete gets a soft wash only.
- Deck Cleaning wood decks get a careful pressure wash. Composite decks like Trex and TimberTech are soft washed and hand scrubbed.
- Fence Cleaning vinyl fences are soft washed, wood fences get more pressure, and we clean split-rail runs too.
- Deck & Fence Staining wood decks and wood fences only. We clean, scrape, and apply one to two coats of commercial-grade stain or paint.
- Paver Sealing brick and natural stone pavers. We install all-new joint sand, compact it, and seal, in a natural matte or high-gloss finish.
- Concrete Sealing a penetrating sealer on broom-finish concrete, a topical sealer on exposed aggregate and stamped. We back-roll the finish and mask off the house and garage doors.
- Roof Cleaning a soft wash for asphalt shingles, concrete tile, slate, and metal. Asphalt shingle roofs are walked with fall protection. Tile and slate roofs are cleaned from a ladder at the gutter line. Metal roofs are generally cleaned from the ladder, although low-pitch metal roofs may be walked when appropriate.
- Gutter Cleaning we hand-clean, bag the debris, and haul it off, using plain water only. If we spot anything loose or leaking, we tell you, though we do not make the repair.
- Window Cleaning exterior glass only, cleaned with a water-fed pole and purified water for the spot-free finish that completes a house wash.
Most homes here settle into a yearly rhythm, a spring-to-summer house wash with a pass over the driveway and walks. The composite decks going up in Scenic Valley and the newer plans get that same careful hand scrub each time.
Commercial Power Washing for Route 19 Plazas and Restaurant Pads
The plazas, restaurant pads, and drive-thrus at Donaldson’s Crossroads collect traffic film, food grease, and gum that cold water never touches. We clean properties such as the plazas along Route 19, grocery dumpster pads, and townhome communities like Scenic Valley, coordinated through the property manager.
- Commercial Concrete Cleaning sidewalks, entrances, and plazas cleaned with hot water and industrial degreasers. We pull gum off concrete with hot water and steam.
- Restaurant Cleaning the dumpster pad, sidewalks, entrances, drive-thru lane, and building exterior, exterior surfaces only.
- Dumpster Pad Cleaning pads at restaurants, grocery stores, and apartment complexes, cleaned in multiple hot-water passes.
- Parking Lot & Garage Cleaning blacktop lots get street sweeping, never pressure washing. Concrete garages are swept or washed.
- Building Washing for HOAs and apartment complexes vinyl, brick, stucco, and EIFS buildings, plus roofs, gutters, concrete, and exterior windows in one program.
- Rust Removal rust, fertilizer, and battery-acid stains on concrete. We treat with an acid-based remover and neutralize the concrete as the last step.
- Awning Cleaning aluminum and fabric awnings, soft washed with algaecide and no high pressure.
- Industrial Power Washing warehouses and industrial facilities with heavy grease on the concrete floors. Wash water is contained and recovered on site.
- Post-Construction Clean Up for general contractors. We take construction dust off the building, clean the exterior windows, flush the gutters of debris, and clear and rinse the concrete.
- Roof Cleaning commercial TPO and vinyl membrane roofs, soft washed, rinsed, and neutralized.
Our trucks are marked and lit, we set out cones and caution signs, and a two-person crew runs the job, one washing and one spotting. Where the wash water cannot leave the property, we run a reclamation system to contain and recover it.
Why McMurray Homeowners
Choose an Engineer-Run Crew
A few things come up again and again in what customers tell us. They are the standards we hold on every job.
An Electrical Engineer Builds and Maintains Our Rigs
We are run by an electrical engineer who spent more than a decade leading large-scale industrial projects in power plants, steel mills, and mines. He built pressure washing equipment before ever starting to wash. Every rig we bring to your McMurray property was built and is maintained in our own shop. We show up with dependable, well-kept equipment and the know-how to use it right. For a homeowner who likes to know who is coming onto the property, that background is the answer.
The Cleaning Method Matched to Each Material
We match the method to the material. Vinyl, stucco, and Hardie board siding, roofs, vinyl fences, composite decks, and awnings get a low-pressure soft wash; our roof system runs under 60 PSI. Brick, wood, and concrete get the pressure they can safely handle. We wet your plants down before any cleaning solution goes on, and we ask how old your concrete is before we touch it. High pressure on siding can force water under doors and into window seals. So we keep it off siding and save the pressure for surfaces that can take it.
The Steps Other Crews Skip to Save Time
We don’t cut corners to save time. We post-treat every driveway after the surface clean. We flush and water-test every gutter and downspout before we leave. We pull out every grain of old paver sand instead of patching. We sand every deck before we stain it, and we spray commercial-grade sealer at the manufacturer’s full coverage rate, never watered down. Each of those steps takes longer in the moment, and each one is why the result holds up.
Commercial Jobs Built Around Your Hours and Deadlines
Most of our commercial work happens after hours, overnight, or on weekends, so your customers, tenants, and traffic are never in the way. We give you a written scope, show up when we say we will, finish when we say we will, and stay in contact with your property manager the whole way. The day after an after-hours job, we call the manager to confirm it was done right.
Schedule Your McMurray
Power Washing Visit
How a McMurray Power Washing Visit Goes,
Estimate to Walk-Around
Here is how a house wash runs from the first call to the final walk-around. Our other services follow their own steps, but the care behind them is the same.
Reach Out and Get Your Estimate
Call, text, or send the web form, and we answer live whenever we can. A straightforward house wash is usually quoted over the phone or online, and you accept the estimate online when you are ready.
Three Heads-Ups Before We Arrive
Once you book, you get a confirmation by text and email, a reminder the day before, and a text about two hours out. If rain moves into the forecast, we call to move the date.
Arrival and the First Walk-Around
The truck parks on the street, never across your driveway, and we cone off the work area. Your technician knocks, introduces himself, and walks the house with you to catch the one spot only you would notice. We photograph all four sides for the work order, a record that protects you if any question comes up later. A standard house wash removes dirt, dust, algae, and mildew. Oxidation, paint stains, rust, and efflorescence don’t come off with a standard wash. Those are specialty situations, and we’ll tell you up front what to expect.
Prep Around the House
Before any solution goes on, we rinse everything down, give the plants a drink, and move the porch furniture out of the way. The prep is quick, and it keeps the cleaning off anything that should not get it.
Soft Wash and Rinse
We run a dedicated soft wash system and mix the solution to the siding in front of us, lightest on vinyl and stronger on stucco. Brick gets a higher-pressure wash it can handle. Then we rinse the whole house and spend at least an hour on every home, even the small ones. A lot of McMurray homes pair a brick front with vinyl sides and backs. The newer plans add painted Hardie board, so one house can take more than one method. If your Hardie board siding has been painted, we test a small area first to make sure the paint holds up to our cleaning solution.
Final Walk-Around and Payment
We knock again and walk the house with you before we pack up. Payment is due then, by check or cash to the technician or by card through an invoice we email or text. A yard sign goes in on the way out.

A couple of notes on top of the rates. Water delivery is available for an added charge, which only comes up when there is no usable spigot, and we tell you when we quote. Combining services lets us price the work together on one itemized estimate. Ask about multi-service pricing when requesting your quote.
Maintenance Plans for Restaurants, Dumpster Pads,
and HOA Properties
For commercial properties, a Maintenance Plan starts with a first-time deep clean and then holds a set schedule at a lower rate than one-time visits. We match the frequency to the property, and you can change it later as needs shift. Homeowners do not need a plan; most simply book us again each year.
Monthly Maintenance: A first-time deep clean, then a monthly visit that keeps your property presentable and gets it cleaner every time. Best for restaurants and their dumpster pads.
Quarterly Maintenance: A first-time deep clean, then quarterly visits on a set schedule. Set it and forget it. A common fit for apartment complexes. Weekly or bi-weekly visits are available on request.
Annual / Multi-Year Property Rotation: We plan your property’s cleaning around your budget, rotating concrete, building washing, and roofs on the schedule each one actually needs. Concrete runs yearly, buildings every one to three years, and roofs every three to five.
Our Walk-Around Promise and the
Coverage Behind Every Job
Two promises stand behind every home and every commercial job we take on.
We Walk It With You and Make It Right
Before we leave, we walk the property with you to make sure everything meets your standards. If we missed something, we come back and make it right at no charge. The same promise holds on residential and commercial work alike.
Liability, Auto, and Workers' Comp Coverage on Every Job
We carry $2 million in general liability, $2 million in commercial auto, and $2 million in workers’ compensation coverage, double what many contractors carry, and we provide a certificate of insurance on request. Property managers can ask for that certificate before the work starts.
